How We Build

The Canopy Approach

Build a Custom Home in St. Petersburg, FL

Every Canopy home starts with a conversation, and with one of our proven floor plans. When you build a custom home in St. Petersburg, FL with our team, you start from an extensive library designed specifically for St. Pete’s historic neighborhoods: timeless architecture, efficient layouts, refined over hundreds of builds. Find one that fits, or find one that’s close and make it yours.

Have a lot? Great. Don’t have one yet? We can help you find one.

Plan & Prepare

01/

Initial Meeting

We start by listening. We’ll review your vision, budget, timeline, and lifestyle needs, then match you with a proven plan that fits your lot, or help you find one that does, then refine it to suit you.
What you need: a lot (owned or identified) and a budget.

02/

Preconstruction Agreement

We follow up with a Preconstruction Agreement that outlines your project scope and plan costs. Once signed, our in-house architect adapts your selected plan to your lot and generates Schematic Drawings.

03/

Plan Review

We meet at Canopy’s office to review the drawings, walk through details, and confirm any adjustments. Most projects are finalized in a single meeting, with additional review only if more complex changes are needed.

04/

Final Pricing & Contract

Once the drawings are approved, we finalize pricing and prepare your Construction Contract. After it’s signed, we move forward with scheduling, permitting, and detailed construction planning to prepare for a smooth build.

Design & Build

Once your contract is signed, multiple tracks kick off at once:

You’ll receive an onboarding package introducing your designer and the team. Your design sessions are where you’ll choose every finish — cabinets, counters, flooring, fixtures — guided by our in-house design team to keep your vision and budget aligned.

Your Schematic Drawings go to our architect and engineers for Construction Documents, then into the permitting process.

Permit in hand, you meet your Project Manager, your single point of contact from groundbreaking through final walkthrough.

Move In & Beyond

Quality Check & Orientation

Before closing, your home goes through Canopy’s internal QC inspections. Then we walk it together, every system, every finish, every detail, and introduce you to our warranty program.

We're Still Here

Our in-house Warranty Manager stays with you after move-in. Questions, concerns, issues: we’ve got you covered for years to come.
